We cover the basics, I answer your immediate questions and we set a time for me to see the home. Every home deserves a plan built on the actual property, not assumptions over the phone. - I do my homework before I arrive
Comparable sales, active competition, pending homes and neighborhood trends are already researched before I walk in. - The walkthrough starts with you
I’m not there to judge a lived-in home. I ask three questions: what do you love about the house, what have you done to it, and if you were staying ten more years, what would you do to it? - Evidence first, not emotion
I start with the most comparable homes, usually in your own subdivision, and look at actives, pendings and closings together. Then we price where buyers have actually shown value. - No pressure to sign
I prepare paperwork ahead of time so it’s ready if you want to move forward, but people make better decisions when they have time to think.

My background in finance and accounting shapes how I compare options, estimate your net proceeds and explain trade-offs, so you understand why the numbers make sense, not just what the number is.
